In this instance, my title company had done their job (ok, they made a mistake) and we had a record of it, so the deal was finalized as agreed. You do need to make sure your title company or attorney are doing their job to get your deals to close successfully. As important as that is making sure you keep really good detailed records of all your transactions and communications with everyone you deal with. Keeping detailed notes has saved my "tail" more times than I can count.
